Staging Your Home Makes You More Money

There are 6 steps to staging your Henderson or Las Vegas home.

1. Create Curb Appeal.
2. Start Packing.
3. Turn Rooms back into Bedrooms.
4. De-clutter.
5. Clean Up.
6. Add Color.

Your primary job during the sale of your home is to keep it neat and clean for showings and open houses. A large part of a home's appeal involves staging, which is everything from furniture placement to home fragrance. I will advise you on how to stage your home well, giving you easy tips and quick fixes to maximize your home's appeal. There are a few things you can do to your home to ensure the maximum price. When you work with The Bush Realty Group, we will evaluate each of these factors and develop a successful plan to get your home sold.

"According to the National Association of Realtors (NAR), the average staging investment is between 1 and 3% of the home's asking price, which generates a return of 8 to 10%. That's a pretty good investment."

1. Create Curb Appeal.

Taking steps like mowing the law, trimming the trees and filling in the rocks will make all the difference when a buyer pulls up to your home or views your home online. Remove any landscape debris and cobwebs. Make sure your address is visible from the street, and that your home is well lit. Be sure the entry is welcoming and the doorbell works.

"Smaller replacement projects, particularly those that enhance curb appeal, remain the most cost effective way for sellers to improve value."

2. Start Packing.

There are a lot of items you won't be using everyday, start packing them. Clear hallways, walkways and narrow spaces. Be sure the garage show off well, its often a selling feature that is overlooked.

3. Turn Rooms back into Bedrooms.

Trade out exercise equipment and large furniture for items that will help maximize the look of the space. A fresh comforter will freshen up the look of a bedroom. Remove excess items from the closet, a well kept (and near empty) closet give the impression of plenty of storage space.

4. De-clutter.

The kitchen and bathrooms should feel like a model home, with few items out on counter-tops.

5. Clean Up.

Be sure to clean windows and coverings; touch up any gouges in the walls, and fill in holes. Be sure to remove nick-knacks and personal photos. Replace burnt out light bulbs to make sure the rooms and porch are well lit. Leave the lights on for showings. A bright space is a happy place.

6. Add Color.

Adding a fresh coat of paint by creating a clean pallet helps a buyer visualize the space as their own. Add a splash of color by adding fresh towels to brighten up the kitchen or bathroom; and flowers to an entryway or annuals to a walkway.

A Fresh Approach Makes You More Money.

Staging is a fresh approach, it creates renewed energy, and proven targeted marketing tactics that can help preposition and sell your Henderson Home or Las Vegas property quickly, at top price. Great photos and virtual tours can be taken and show off a property when staging occurs.
